<p>143 Alachua County &amp; Gainesville real estate listings had price reductions in the MLS system last week, down from 174 the prior week.  (Changes for 7/12/09 – 7/18/09)</p>
<h3>Biggest Drops</h3>

<p>The homes for sale that made this week&#8217;s list range from a breath-taking Barry Bullard Parade home in Wilds Plantation (now asking $799,000) to a condo in Rockwood Villas (asking $130,000)</p>
<p>The largest price reduction is for MLS 302866, a 60 acre property near LaCross.  After dropping their asking price by $176,000 they are now asking $699,000 for 60 acres with three buildings on the property.  That puts the asking price for the land between $11,000 and $8,000 depending on the value you attach to the improvements.</p>
<h3>Under $200,000</h3>
<p>7 homes for sale under $200,000 made the list this week.  1 of them is a <a title="What is a short sale?" href="../2009/02/whats-a-short-sale-anyway/" target="_blank">short-sale</a> in High Springs, 2 more are short sales in Gainesville, and 1 is the condo mentioned above.  Excluding the condo they average over 2,200 sqft with 4 bedrooms and 3 baths, built in 1979.</p>
<h3>Under $400,000</h3>
<p>11 homes are asking between $200,000 and $400,000.  All but two of these listings are in the City of Gainesville.  Overall they average 3 bedrooms,  baths, and one half bath in over 2,700 square feet of living space.</p>
<h3>Under $600,000</h3>

<p>3 homes are asking between $400,000 and $600,000.  Two of them are in Gainesville and one is between Alachua &amp; Gainesville.</p>
<p>The home for sale in Oak Ridge Crossing is actually one of our own listings, so I wanted to give it special mention here.  The owners just authorized a $30,000 price drop (down to $485,000)  so it is worth a fresh look.  The home is concrete block and was built in 2006.  There are 4 bedrooms and 3 full baths, in addition there is a large office, formal dining room, and large garage.  The home is on 10 acres, which is mostly cleared and they have 3 horses on it at the moment – so it has many of the features that make life with horses easier (like water run out to the pasture).</p>
<h3>Over $600,000</h3>
<p>4 homes on the list are asking more than $600,000.   One is near LaCross and is mentioned above.   The others are luxury homes in Gainesville.  They are all extravagant homes – averaging 4 bedrooms and 4 baths with more than 4,000 square feet to stretch out in.  They each have their own special feature, such as golf course views.</p>

Having the most beautiful home on the block isn&#8217;t enough to sell your it.  Having the best home for sale in your whole town may not be enough to sell it.  Someone has to talk about it, write about it, and spread the word so that real buyers will know it is there and that it is worth taking the time to look at.</p>
<h3>We all know that there is usually a good and a bad way to present anything.</h3>
<p>Professor Paul Anglin recently published a study about the affect the words used to market a home have on the market time and sale price. The study points out that some of our assumptions are wrong&#8230; the words you thought would help you sell your home are actually costing you time on the market, or worse &#8211; $money$ in your pocket.</p>
<p>In essence, the study found that buyers are smart enough to know that when you tell them about &#8216;new paint&#8217; in a home it&#8217;s because there&#8217;s nothing better to talk about.  Things like an attractive yard have meaning to buyers, while the fact that fancy screws were used to build it do not.</p>
<h3>&#8220;The dogs only bark in the afternoon&#8221;</h3>
<p>Bringing up that your area is quiet seems to make people wonder about noise &#8211; as counter-intuitive as that seems.  Telling buyers you are motivated makes them steer clear and added 30% to the time a home was on the market.</p>

<h3>Ultimately this info has to be customized to your local market, and what buyers are responding to there.</h3>
<p>There is no magic that will make an overpriced home sell, but using the right advertising in conjunction with a good asking price should get you great results!  The report is for an area in Ontario, Canada &#8211; with info pulled from the MLS in addition to other data sources.  Many of the concepts apply to a larger group of sellers, but some of the details are going to be useful only to people local in that area.</p>

<h3>Sales History</h3>
<p>This is a small neighborhood that people enjoy living in, so it isn&#8217;t surprising that there are never more than a handful of homes that are available for sale each year.</p>
<p>The number of sales peaked in 2006 at a total of 7 homes, and dropped to only 2 in 2007.  During that time the average sale price dropped from $483,000 to $412,500 &#8211; but the homes that sold were smaller and the per square foot actually increased from $186/sqft to $222/sqft. Four other homes were on the market but didn&#8217;t sell in 2007, they cost more but were larger so actually averaged less per sqft ($202/sqft).  It seems that the buyers&#8217; uncertainty about the market caused them to buy smaller, more affordable homes at the time.</p>
<p>In 2008 four homes sold.  The larger homes in the neighborhood became more affordable as asking prices were reduced during the year, and people&#8217;s preference for size dominated their decisions. The average price dropped to $329,750 and while the price per square foot also dropped to $142/sqft.  These homes were on the maket 287 days &#8211; 354 days when adjusted for prior unsuccessful sales attempts.  One home came off the market (unsold) and as yet has not been relisted.  Interestingly, the original asking prices averaged $402,000 &#8211; meaning that the asking price dropped by $55,000 before these homes ever went under contract (they were listed apx 22% over market value).</p>
<p>There has already been one sale this year.  It&#8217;s a 2,400 sqft three bedroom two bath home.  It sold for $320,000 &#8211; bringing the average price per sq ft to  $132.</p>

<h3>What does it mean?</h3>
<p>Demand for homes in the county dropped as the general real estate market fell and it dropped further as gas prices increased.  Like most of Alachua County, homes are selling again close to their 2005 values.   If you need to value your property for a re-finance or insurance don&#8217;t be surprised if you see a drop from the peak estimates in 2006.</p>
