Alachua County has had more home sales and fewer new listings this year than the first 6 months of 2010, but house prices have come down a little anyway, while our supply of residential inventory has gone up – we now have about an 18 month supply of homes on the market.

The properties for sale on our list this week are larger than usual, averaging 2,855 square feet with 4 bedrooms and 3 baths. 9 of them are short sales. Most of them have a Gainesville address, but a few of the homes are in Alachua, High Springs, Micanopy, Melrose, and Newberry.

Longleaf Village in Gainesville FL had 11 closings during the first quarter of 2010. (from Jan 1st through March 31st). Longleaf Sales Statistics Jan: 4 homes closed averaging $248,000 with a 103% list to sell ratio. These were all new/builder homes. We normally see a drop in the number of sales and a small increase in prices for January, which is true again this year (the average sale price for homes went up by about $5k). The good news is that the number of home sales increased by about 15% compared to Jan a year ago while the number of condo sales increased by 77% to 16 sales.
