			<content:encoded><![CDATA[<p>The drive into this neighborhood is characterized by some rolling hills  and massive old oak trees with mowed green grass blanketing the  landscape. It is picturesque for sure. Then mix in a few horses and some  wandering herds of deer (that don&#8217;t spook when you approach) and you  have a tranquil setting.</p>
<h2><strong><strong>Overview of Sales<br />
</strong></strong></h2>
<p>In all of Alachua County  from Jan 1, 2010 to today,  there were 200 properties that sold ranging  between 2,000 to 4,000  square feet and built between 1995 to 2010.   (excluding mobile homes) Of  these 200 only 24 were short sales.</p>
<p>One  year ago using that same criteria, there were 178 homes that  closed,  and 12 were short sales.   There are a few more buyers  so far this  year, and lots of inquiries from buyers waiting for that <em><strong>Special Indicator</strong></em> that will tell them &#8220;OKAY, it is time to buy now&#8221; before the market turns upward and prices go up.</p>

<h3>Biggest Drops</h3>

<p>The homes for sale that made this week&#8217;s list range from a breath-taking Barry Bullard Parade home in Wilds Plantation (now asking $799,000) to a condo in Rockwood Villas (asking $130,000)</p>
<p>The largest price reduction is for MLS 302866, a 60 acre property near LaCross.  After dropping their asking price by $176,000 they are now asking $699,000 for 60 acres with three buildings on the property.  That puts the asking price for the land between $11,000 and $8,000 depending on the value you attach to the improvements.</p>
<h3>Under $200,000</h3>
<p>7 homes for sale under $200,000 made the list this week.  1 of them is a <a title="What is a short sale?" href="../2009/02/whats-a-short-sale-anyway/" target="_blank">short-sale</a> in High Springs, 2 more are short sales in Gainesville, and 1 is the condo mentioned above.  Excluding the condo they average over 2,200 sqft with 4 bedrooms and 3 baths, built in 1979.</p>
<h3>Under $400,000</h3>
<p>11 homes are asking between $200,000 and $400,000.  All but two of these listings are in the City of Gainesville.  Overall they average 3 bedrooms,  baths, and one half bath in over 2,700 square feet of living space.</p>
<h3>Under $600,000</h3>

<p>3 homes are asking between $400,000 and $600,000.  Two of them are in Gainesville and one is between Alachua &amp; Gainesville.</p>
<p>The home for sale in Oak Ridge Crossing is actually one of our own listings, so I wanted to give it special mention here.  The owners just authorized a $30,000 price drop (down to $485,000)  so it is worth a fresh look.  The home is concrete block and was built in 2006.  There are 4 bedrooms and 3 full baths, in addition there is a large office, formal dining room, and large garage.  The home is on 10 acres, which is mostly cleared and they have 3 horses on it at the moment – so it has many of the features that make life with horses easier (like water run out to the pasture).</p>
<h3>Over $600,000</h3>
<p>4 homes on the list are asking more than $600,000.   One is near LaCross and is mentioned above.   The others are luxury homes in Gainesville.  They are all extravagant homes – averaging 4 bedrooms and 4 baths with more than 4,000 square feet to stretch out in.  They each have their own special feature, such as golf course views.</p>

<p>In 2007 $200,000 would buy you a 1,500 square foot 3 bedroom 2 bath home in Alachua County.</p>

<li>Right now there are 151 homes for sale in Gainesville asking <strong>between </strong><strong>$180,000 and $220,000</strong>.  The &#8220;average&#8221; home is 1,700 square feet and has been listed for almost 4 months.</li>
<li>There are another 111 homes for sale <strong>between $150,000 and $180,000</strong>.  On average less than $170,000 will get you a 1,400 square feet 3 bedroom 2 bath home built in 1981.</li>

<p>The clock has been turned back &#8211; and prices are back to where they were in 2004/2005!  It&#8217;s kind of like having a time machine.</p>

<h3>Update from last week</h3>
<p>We went by the house in NW Gainesville we mentioned in last week&#8217;s update.</p>
<p style="padding-left: 30px;">MLS 304575 is in NW Gainesvil<em>le and is owned by the bank.  I am going to check it out this week, it could </em>be a good deal.</p>
<p>It looked good and we added it to our <a href="http://gainesvillemls.com/gan/prspmgr/prsp_login.php?acct=gan&amp;user_id=ggreat&amp;pwd=5525" target="_blank">&#8220;Great Deals&#8221; list</a>.  Guess what?  It is already under contract!</p>
<p>Another bank-owned property to keep an eye on is MLS 305506 in Ellis Park.  It is a nice looking house and they are only asking $204k.</p>

<p>There are 10 homes listed for sale right now in Turnberry Lake.  Additionally, G.W. Robinson is still building custom homes for anyone interested, so there are many more potential homes available.  4 of the listed homes are brand new.</p>
<p>The asking prices range from $425,000 ($176/sqft) to $835,000 ($198/sqft).  The median size home is 4 bedrooms and 3.5 baths with 3,400 sqft, it has been on the market 300 days and is asking $171/sqft.</p>

<h3>Absorption Rate</h3>
<p>In the last 12 months this area had 2 resales close.  There are 6 on the market at the moment.  At that rate there is a 3 year supply of inventory.</p>
<p>Other Gainesville neighborhoods where builders are still active are seeing similar problems with re-sales, because many builders are very motivated sellers at the moment.  In the past new-er resales would sell for slightly more than new homes, because the buyers could more in without waiting to build.  With builders holding homes that are completing the existing homes usually have to be prices well under new homes to entice today&#8217;s buyers.<em><br />
