The Courtyards

Our friend Ms. Johnson loved the community she lived in. She has a lot of furniture and personal items and when she moved from a larger home just a few years earlier she couldn’t bear to part with anything.

The Deadline

Ms. Johnson called us up in the beginning of 2009 asking for our help. A much larger townhouse had come up for sale in her neighborhood, but in order to buy it she would need to sell her’s first – and she needed to coordinate the closings so she wouldn’t be homeless!

The market for “attached” homes has been pretty soft in Gainesville, so we faced quite a challenge. The seller of the larger townhouse was willing to give us 3 months to make this work. That is less than half the time most similar properties are on the market!

We set the gears in motion and started our marketing engine.  We were able to to find a buyer for Ms. Johnson’s town home at a fair price and close both sales in the nick of time!  So many people are having financing problems on attached properties – we actually found a buyer paying cash.

Ms. Johnson sold her townhouse and bought the one she was dreaming of around the corner – and at a great price.  All the paperwork happened in one morning so life would be as easy as possible. She still has the beautiful furniture, but now there is plenty of space for everything else too!

We are so happy we could make it work out for Ms. Johnson, and we had a great time getting to know all the people who live in The Courtyards.

The Courtyards

The Courtyards is a great community in northwest Gainesville. It’s made up of two and three bedroom condos – all one story and all with attached garages.  The brick exteriors and garden entrances make this a very attractive neighborhood.

One of the best features about this community is it’s location, because this is one of the most ‘Walkable‘ neighborhoods in Gainesville, FL.  It sits just behind the corner of NW 23rd Ave/NW 16th Blvd and NW 43rd Street.  You’ll find just about everything you need within a 10 minute walk of your front door!

(The Fresh Market, Uppercrust Bakery, Gainesville Health & Fitness Center for Women, beauty salons, clothing, movie rentals, Dorn’s liquors, Publix, banking, and much more are all within 1 to 3 blocks.)

Fees: ~$275/month as of Jan 2009
The condo association takes care of the usual stuff – exterior maintenance, upkeep of the common areas, pest control, a fund for maintaining the private road.

Turnover: Most of the residents really enjoy living here, so it is unusual to see homes for sale in here. Properties usually only come onto the market once or twice a year.

Amenities: The pool and club house are located centrally and are easily accessed.  There is guest parking throughout the neighborhood.

The Courtyards

Today we invited the neighbors in for a peek at a new Gainesville home for sale in The Courtyards.  (click here for property details!)

There was a pretty large turn-out, which was great.  They were a really nice group of people and it was a lot of fun to meet them and listen as they talked to each other about life and news in the area.  They were also curious about how the home was decorated and the little differences between their own homes and the one we are selling.

One very neat feature today was that all the stores we buy our supplies at for these parties were just a block away.  Everything we served at the party was purchased within a 5 min walk – and the gym is also around the corner so it is easy to work off all the brie we ate!

Unlike most Gainesville real estate, this neighborhood is very ‘walkable‘… meaning that you can walk to just about everything you need in a couple minutes from your front door!
