<h3><strong>Longleaf subdivision is a great place to live in Gainesville </strong></h3>
<p>The front yards are maintained by the association so you have plenty of time to spend at the Club House and pool area. There is a seperated area for the kids to play and splash. The streets are lined with beautiful trees.<br />
There is turnover every spring because many resident interns make this their home for the three or four years they will stay in Gainesville. Interns love the close proximity of Longleaf to UF and Shands.</p>

<p>Only 2 of the sales this quarter were &#8220;short sale&#8221; homes.</p>
<h2>Resale &amp; Builder Breakout</h2>
<p>Three of the homes sold this year were resales, meaning that they had been occupied by someone already.  Those homes sold for an average $223,000 and two of them were short sales.  They sold for 93% of their asking prices on average.</p>
<p>Robinshore sold 5 new homes, averaging $232,000 (and 1,794 sqft).  Selling for 104% of their asking prices it looks like many buyers had Robinshore do additional work to the homes before closing.  These homes averaged a sale price of $129/sqft.</p>
<p>Tommy Williams sold 3 new homes, averaging $294,000 (and 2,156 sqft).  These homes sold for 98% of their asking prices and averaged $141 per square foot.</p>

They are spread out between new homes and resale of existing homes (which are all fairly new).</p>

<li>Robinshore sold the most homes, 9 newly constructed homes at an average of $138 per sq ft.</li>

<p>The builders have 11 homes under contract right now, so things are busy in the area now.  Unfortunatly for sellers activity for resale homes has slowed down and there are only two resale homes under contract. (one is a short sale, and the other is a standard re-sale.)</p>
<p>In summary, there is a lot of new construction going on in this neighborhood. If you want to sell you need to price your home below the builder&#8217;s asking price to generate buyer serious interest.</p>

<p>There are 11 homes under contract in Longleaf, which includes many of the custom-contracted homes that Robinshore and Tommy Williams are building.  There are 3 resale homes under contract at the moment.  They were asking $120 per square foot to $137 per square foot.  $120 house is a short sale</p>

<h1>Sold Homes</h1>
<p>Longleaf had 5 sales in May, 2 were resales and 3 were new homes.  They ranged in price from $89 per square foot to $163 per square foot.  The resale homes dropped their prices by about $25,000 before selling.  Some of the new were built under contract and sold for their asking prices, the others dropped about $7,000 before selling.</p>
<p>There have been 3 sales so far in June.  Prices seem to be stabalizing and we see an average of $120/sqft for the resale homes and $155/sqft for the new home.</p>
