<h2>What has sold?</h2>
<p>There have been 13 sales in Cobblefield over the last 6 months. That means there is about a 5 month supply of inventory in Cobblefield.</p>
<p style="padding-left: 30px;">Sizes: 1,732 to 4439 sqft with a median size of 2,680</p>
<p style="padding-left: 30px;">Asking prices: $235k to $630k with a median asking price of $390k ($112-157/sqft, median $145)</p>
<p style="padding-left: 30px;">Sale prices: $218k to $600k with a median SALE price of $360,000 ($116-$147/sqft, median $137)</p>
<p style="padding-left: 30px;">These homes took about 120 days to sell overall.</p>
<p>There are also three homes under contract at the moment that an  appraiser may consider when valuing your prospective home.  We only know  what the sellers were asking when they got the contract, we have to  wait until they actually close to know the sale prices.</p>

<h2>How much is too much?</h2>
<p>The 9 homes that did not sell during the last year were asking apx $145/sqft ($140-$162).  That means the market did not support the pricing &#8211; it was too high. (these listings expired or the owners withdrew them from the market)</p>

<p>There have been 8 sales that closed so far this year, and there are another 5 homes currently in contract.  Most of those homes closed before May, so the first few months of 2010 were much busier than last year, but it has been pretty quiet in Cobblefield during May &amp; June.  The homes are selling for about 94% of the asking price when they received a contract, and about 90% of the original price the homes were listed for.</p>

<h2>Recent Sales</h2>
<p>10 homes have sold in Cobblefield between May 1st and September 1st (11 sales since January 2009).  They ranged in price from $289,500 (for a 3/2 home at 2,022 square feet) to $550,000 (for a 4/3 home at 3,687 square feet).</p>
<p>The &#8220;average&#8221; home that sold was about 2,750 sqft and built in 2005 with 4 bedrooms and 3 baths.  It was on the market for 4 months and sold for $388,000 &#8211; about 93% of the original asking price.</p>

<p>There have been two sales in May and only three sales this year. May&#8217;s sales were both in Dunnideer.  They sold at an average of $148/sqft and for $16k and $70k less than they were originally asking.</p>
