This is a very neighbor friendly subdivision. Lots of inner roads to bike, jog, or run around on. It was built around the 1996.</p>

<p>Broadmoor is such a nice subdivision in a great location. It is a relaxed &amp; established neighborhood with sidewalks, pool, and club house.</p>
<h2><span style="color: #000000;"> </span>12 Homes for sale</h2>
<p><span style="color: #000000;"><span style="color: #000000;">As of this writing, there are 12 homes on the market. They range in square foot from 1467  to  2301. They were built between 1995 and 2002. The asking prices range from $185,000 to $279,999. Not a bad price for a newer home in a desirable location. The asking price per square foot is running between $97.03 to $123.85. Ten of  these homes have been for sale from 70 to 149  ( days on the market). </span>One has been listed for 204 days, and one has been waiting for that right buyer for 419 days.  Remember accurate  pricing and a good cleaning make for a quicker sale. </span></p>
<h2>One Lucky Fellow</h2>
<p><span style="color: #000000;">There is one home that has gone &#8220;under contract&#8221; and is waiting to close. It happens to be a short sale. It is 1602 square feet and was built in 2000. They were asking $155,000. It was only on the market for 29 days before it was taken off the market. They were asking $96.75 per square foot. </span></p>
<h2>Closed since April</h2>
<p><span style="color: #000000;">There were 10 homes that real buyers chose since April. These closed out between $224,900 and $288,000. They were built between 1994 and 2001. The square foot ranges were 1787 to 2453.</span></p>
<p><span style="color: #000000;"> The sellers waited an average of 91 days for these to close, and the average asking price per square foot was $115.98.   Welcome all you new owners into this neighborhood! </span></p>

<p>The 7 homes on the market now average an asking price of $265k and 2,085 sqft ($130/sqft).  That is down from the original list prices by about $6k.</p>
<h1>Recent Sales</h1>
<p>Three homes sold during the month, that is nearly 30% of the homes available at the moment.  That is a healthy rate of sales, showing that demand remains for Broadmoor homes and buyers are out there.</p>
<p>The homes that sold in April 2009 sold for an average of $239k (down from their original asking price of $248k).  They averaged 2,161 sqft ($115/sqft) and were on the market 112 days.</p>
<h1>Waiting to Close</h1>
<p>The homes under contract were listed a bit lower than the ones still waiting for a buyer &#8211; averaging $122/sqft asking price.  They have only been on the market about 2 months and didn&#8217;t have any price reductions.</p>

<p>Here in Gainesville, Shands just sent out acceptance letters for next year&#8217;s medical residents.  Congratulations for those of you who were accepted!</p>
<h2>Relax</h2>

You know you&#8217;ll be busy and don&#8217;t want headaches so you want something that doesn&#8217;t require much maintenance. You also want a home that isn&#8217;t too expensive (you&#8217;re still paying off student loans) but in a safe &amp; clean neighborhood.</p>

<p>Shands, UF, and the VA hospital are all on SW Archer road and very close to each other.  There are several communities along Archer Road that are within a 30 min drive during rush hour which are popular with residents.</p>

<p>This condo community is in the heart of downtown.  Many people affiliated with the University of Florida live here and bike to campus or Shands.  There are also many professionals who work in the courthouse and nearby legal offices who live here.</p>
<p>On the ground floor there are shops and restaurants, the second floor houses offices, and the top three floors are condos.  There is a private interior courtyard for the residents. The security system controls access to the elevators on the ground floor and the parking garage on the third floor.</p>
<p>Living here is about privacy, convenience, and being in the center of the action (such as it is) in Gainesville.</p>

			<content:encoded><![CDATA[<p>This is a real estate market analysis for Broadmoor, a subdivision in NW Gainesville Florida located just north of Newberry Road and West of I-75 in Alachua County.</p>
<h3>What&#8217;s New?</h3>

<p>2 of them have only been on the market a few weeks or months, but the others have been available from 4 months to almost a year.</p>
<p>They average 2,200 sqft with an asking price of  $276,000.</p>
<h3>How are prices changing?</h3>
<p>Sales prices climbed steadily in Broadmoor since construction of homes began in the late 1990&#8242;s.  It is an affordable neighborhood and conveniently located, so it has always been popular and relatively easy to re-sell homes in the area.</p>
<p>The prices peaked in 2006, but the number of homes selling in Broadmoor has actually increased a little during the market correction we are in and sales volume has remained fairly steady.  It is taking longer to sell homes &#8211; about a month and a half longer, and they are selling for less than they were during the real estate bubble.  We are seeing prices in line with 2005/2004 again &#8211; on average $227,000 in 2008.</p>
<p>There were about 33 homes that the owners tried to sell and couldn&#8217;t in 2008.  On average: They were taken off the market after 266 days, were listed for $300,000 at the time, and were about 275 sqft larger than the homes that did sell.  It seems that buyers were choosing more affordable homes even if they were smaller, instead of buying a larger home.</p>
<p>There have already been 3 sales in 2009.  They were all 4 bedroom homes (just under 2,000sqft), they were on the market almost 5 months before selling, and sold for an average of $214,000 (apx $19,000 less than they originally were asking for).</p>

<p style="text-align: left;">There were 14 sales last year, and only 6 homes on the market right now.  That means it should take about half a year to clear out all the inventory, if nothing new came onto the market.  BUT, we are coming into the time of year when people start moving in Gainesville so I&#8217;d expect a lot of the homes that didn&#8217;t sell last year to pop up again soon.</p>
