<p>130 Alachua County &amp; Gainesville homes had price reductions in the MLS system in the last 2 weeks (since July 1st 2010.)</p>
<h3>Biggest Drop</h3>

<p>The biggest price drop last week was for a home in Country Club Estates, off Williston Road in SW Gainesville.  The asking price for this home was reduced by $80,000 to $439,000.  It is a large 4,500 sqft home with 4 bedrooms, 4 bathrooms, and 2 half baths on 3/4 of an acre.  This is the original Gainesville Golf Course Community.  It was originally listed for $579,000 in February.</p>

<p>The average price reduction was $36k with the largest reduction at $80,000 and a minimum $20k to make it on the list this week.</p>

<h3>Biggest Drop</h3>
<p>The biggest price drop last week was for a home West of Archer in the Holiday Farms subdivision.  The property has over 18 acres of land being sold with a mid to small sized concrete block home built in 1977.  The property is near Goethe Forest, and almost to the Alachua County line.</p>

<p>145 Alachua County &amp; Gainesville homes had price reductions in the MLS system this week, slightly less than the 105 we saw last week. (Changes for 2/11/2010 &#8211; 2/18/2010)</p>

<p>Biggest Drop</h3>

<p>The biggest price drop last week was for a home in Hibiscus Park where the owner&#8217;s loan is for more than the house is worth.  That&#8217;s called a short sale.  Their bank will have to approve any contract before they can give a clear title.  The 2nd largest price drop is also a short sale.  They are now offered for $219k ($100k reduction) and $450k ($50k reduction).</p>
<p><img class="alignleft" title="Broker Reciprocity" src="http://www.we-promise.com/listings/addons/IDXManager/images/gaines.gif" alt="" width="95" height="21" />The biggest price drop for homes in a &#8220;normal&#8221; selling situation was for a home in Haile Plantation.  The owners of MLS#304299 at 8713 SW 38th Ave in Stratford Ridge reduced their asking price by $49,000 last week.</p>
<p>The home is now offered at $550,000 the 3 bedroom 3 1/2 bath home was built in 2002.</p>

<h3>Biggest Drop</h3>
<p>Last week the owners of a home in Hawthorne reduced their asking price by $445,000.</p>
<p>Now offered at $950,000 3 bed 2 1/2 bath the home was built in 2006.  It has a 2 car attached garage and another detached 2 car garage &#8211; totaling 5400 square feet under roof.</p>
<p>The property also includes 27.5 acres of land and it sounds nice, with features like &#8220;<em>Asian Oak solid hard wood floors</em>.&#8221; It&#8217;s located about half an hour East of downtown Gainesville.</p>
<h2>Overview</h2>
<p>The homes on our list this week are larger than usual, averaging 2,500 square feet with 4 bedrooms and 2 baths.  Many of them are located outside Gainesville and include an acre or more land.  The average price reduction was $49k with the largest reduction at $445,000 and a minimum $15k to make it on the list this week.</p>
