Real Estate Trends in Alachua County – January 2010

We normally see a drop in the number of sales and a small increase in prices for January, which is true again this year (the average sale price for homes went up by about $5k). The good news is that the number of home sales increased by about 15% compared to Jan a year ago while the number of condo sales increased by 77% to 16 sales.

The homes on our list this week are larger than usual, averaging 2,517 square feet with 3 bedrooms and 3 baths. The average price reduction was $32k with the largest reduction at $100,000 and a minimum $17k to make it on the list this week.

With high to very high absorption rates it is certainly a buyer’s market, and so most buyers expected to find amazing deals.
