There were 6 more homes that came up for sale in the last month, but because others were taken off the market or sold there are now 19 homes for sale in this market segment.  That is just one more than last month.

The homes range from $298,000 to $495,000 and average out to:

built 2002, 3.8 bedrooms, 2.8 baths, 2,423 sqft, asking $380,000 ($156 / sqft).

Homes Sold

There has been one sale since our last update.  The home was on the market for 800+ days and finally sold March 31st for $334,900 ($138/sqft).

The home was a short sale in Retreat Place. It is a beautiful home with many upgrades including extravagant trim work, an interior courtyard, beautiful wood floors, and 3 full bathrooms.

Pending Sales

There are 5 homes under contract and waiting to close escrow.  They were on the market an average of 140 days.  They started by asking an average of $373,000 (150/sqft) and reduced their prices to $356,000 ($143/sqft) before getting a contract.

Removed from the Market

Three homes were taken off the market last month.  They were only available for an average of 75 days before being withdrawn.  I wonder what the story is behind these homes, why were they removed so quickly?
